What most people don’t realize is that the visible finishes (tile, cabinets, lighting, etc.) are only part of the cost. Behind the walls are things like electrical, plumbing, framing, insulation, permits, labor, and dozens of little decisions that add up quickly. And then there are the surprises. Because in renovation… there are always surprises. Rot behind siding. Old wiring. Structural changes. Things that simply weren’t done right the first time. Before you even choose a paint color or a faucet, a huge portion of the budget is already spoken for. I always tell people: if you think your renovation will cost $300,000, the real number is probably closer to $600,000 depending on the scope. Not to scare anyone, but to set realistic expectations. Because when you go into a renovation understanding the true costs, the process becomes a lot less stressful… and a lot more enjoyable. If you’re planning a full home renovation, a helpful rule of thumb is to take the square footage of your home and multiply it by $300 per square foot. If you’re planning an addition, take the square footage you’re adding and multiply it by $400 per square foot. For example, let’s say you have a 2,500 square foot home that you’re fully renovating, and you’re also adding 500 square feet. 2,500 sq ft × $300 = $750,000 500 sq ft × $400 = $200,000 That would bring your estimated renovation cost to around $950,000.
